The Project
We have the restaurants.
Project Overview
The project consists of 64,276 SF of Class A retail space divided among 11 buildings ranging from 2,905 SF to 11,943 SF. The buildings will be delivered as shells with a $50 PSF Tenant Improvement allowance. The target tenants will be a mix of traditional retail and medical office, and the flexible design of the buildings can support a variety of tenant types. The property will be anchored by a large restaurant and bar run by an experienced restaurant group that currently operates Moontower Saloon along with several other venues in the area. Other on-site amenities will pickle ball courts, sand volleyball, a walking trail and a city park.
The development is located less than a mile from downtown Buda, across the street from the recently
approved, 2300 home, Persimmon development (along with the 2400 existing homes in the immediate
area) and adjacent to a city park, all of which is easily accessible from I-35.
Competitive Advantages
High Growth Market
- This is a unique opportunity to develop a retail asset in a suburban submarket along the interstate-35 “corridor” between Austin and San Antonio, harnessing hypergrowth from the convergence of the two major cities.
- The submarket has consistently lacked enough retail to keep up with rapidly increasing demand pushing vacancies to an all time low of 1.6%. With few new projects on the way, the stage is set for a period of even more aggressive rent growth.
- As the closest town to Austin from the South, only 12 miles from downtown, Buda is situated directly in the path of growth and will continue to benefit not only from its own growth plans, but also from the expansion of the Austin metro.
Anchor Tenant and Amenities
- The project is an approximately 64,000 SF retail development anchored by a large bar and restaurant with a variety of outdoor amenities including pickle ball and walking trails which connect to an adjacent city park.
- The bar and restaurant will be run by an experienced group which already operates several popular venues in the area including The Moontower Saloon, Nates, Main Street Pizza, Brick’s Pub and Vincent’s Sport’s Pub.
- The project will also include a variety of other retail uses and is likely to include fast casual dining along with traditional retail with a focus on existing but locally owned businesses that fit in with the culture and vision of Buda.
Across the Street from Persimmon
- The project is located across the street from Milestone’s persimmon development, adding 2300 new homes to the immediate area along with a school, and other public amenities.
- These new residents along with students and families attending the new school will provide a significant and consistent customer base to the White Oak Retail tenants.
- The development is expected to increase the already healthy traffic count of 19,565 further increasing the projects appeal to potential tenants.
